GENERAL JOB DESCRIPTIONS:
The Project Manager shall be responsible for the overall smooth operation of the project ensuring that the project meet its deadline, compliance, quality, and cost. The project manager shall be accountable for the total performance of the project and provide leadership for the project implementation.
ACCOUNTABILITIES:
- Implement all policies, activities, procedures, instructions as relevant and required by the quality management system.
- To promote customer focus, process approach, risk-based thinking, and improvement in the project.
- Communicate the importance of effective QMS and conforming to the QMS requirements.
- Ensure compliance to applicable statutory and regulatory requirements.
- Fulfill the company’s contractual obligation to the clients.
- Plan, manage, monitor, and control project operations.
- Planning, coordinating, and monitoring subcontractor’s activities at project sites.
- Maintain good housekeeping and implement safety practices.
- Ensure that all works carried out are in accordance with the drawings, specifications, construction plan, procedures, work instructions, etc.
- Review and monitor site work productivity and arrange for resources as required.
- Ensure that inspection and tests are carried out as per Inspection and test plans and that all quality control mechanisms are being used. Results of such to conform to specifications.
- Timely reporting of project progress and challenges to the management.
- Undertake all other duties and responsibilities as so instructed by the superior.
PERSON SPECIFICATIONS (Essential Skills, Knowledge and Experiences)
- At least Diploma or Degree in Electrical Engineering or its equivalent.
- MUST have experiences in construction industry (HIGH-RISE BUILDING (ELECTRICAL))
- Able to provide strong leadership for the projects.
- Team player, good in communication, negotiation, and interpersonal skills.
- Excellent technical expertise.
- Able to satisfactorily operate Microsoft Office application such as Word, Excel, Project, PowerPoint and AutoCAD.
- Able to provide good analysis and report on the project progress will full integrity.
GENERAL JOB DESCRIPTIONS:
The Project Supervisor shall be responsible to assist the Project Engineer in the execution of the project and ensure that the task assigned is delivers dutifully in term of timely delivery, quality and within the budgeted cost. Actively monitor and control the site operations.
KEY ACCOUNTABILITIES:
- Assist the Project Engineer to supervise all construction works on the project.
- Implement all policies, activities, procedures, instructions as relevant and required by the quality management system.
- Handle client and comply to applicable statutory and regulatory requirements.
- Implement plan actions from risks and opportunities assessment.
- Implement project operations and document control procedures.
- Supervise, monitor and control daily works at the project site and adhere to document control procedure
- Coordinate and monitor subcontractor’s activities at project site.
- Maintain good housekeeping and implement safety practices.
- Ensure that all works carried out are in accordance to the drawings, specifications, construction plan, procedures, work instructions, and attend to site meeting as required, etc.
- Carry out inspection and tests as per Inspection and Test Plans and use all quality control mechanisms in the quality management system. Results of such to conform to specifications.
- Undertake any and all other duties and responsibilities as so instructed by the superior.
PERSON SPECIFICATIONS (Essential Skills\Knowledge and Experiences)
- At least SPM or Diploma in Electrical/Mechanical Engineering or its equivalent. Those who do not have the qualification must have at least 2 years of experience as site supervisor in similar capacity.
- Team player, good in communication, negotiation and interpersonal skills
- Able to satisfactorily operate Microsoft application such as Word, Excel, Project and AutoCAD.
- Able to read and understand the technical drawing.
GENERAL JOB DESCRIPTIONS:
The Contract & Purchasing Executive will work closely with the Technical department, Project Team, Purchasing Department and HQ Teams on the Contract and Purchasing correspondence.
Contract & Purchasing Executive must have an analytical mind and keep up with product and service trends. Ultimately, the Contract & Purchasing Executive should be able preparing the budget cost and ensure that the cost and contractual aspects of the project.
KEY ACCOUNTABILITIES:
- Preparing budgets, cost analyses, and reports to HOD.
- Monitoring and follow up on going project budget cost and variation orders.
- Preparing, presenting and obtaining approvals of sub-contractor budgets.
- Preparing, presenting and obtaining approvals of sub-contractor letters of appointment or work orders.
- Sourcing for and pre-qualification of suitable sub-contractors.
- Monitoring and follow up on sub-contractor’s contract sum, variation order and work done amount.
- Preparing monthly sub-contractor payment certificates.
- Negotiation and finalization of sub-contractor final accounts.
- Managing the projects insurances and Performance bonds (bank guarantees and director’s guarantees) based on project and contract requirements.
- Keep track of expired date for Insurance and Performance Bond.
- Preparing the catalogue of material / equipments for submission.
- Monitoring the MRF from Project Team, checking the quantity/length of material or equipments, location installation and brand for material / equipments approved.
- Ensure procured materials meets the project requirement in term of cost, quality, services and delivery schedules.
PERSON SPECIFICATIONS (Essential Skills\Knowledge and Experiences)
- Must have at least Diploma or Degree in related field or it’s equivalent
- Have at least three (3) years of experience in similar capacity.
- Experience as a Contract or Procurement Executive or in a similar position in Construction Industry.
- Deep knowledge of inventory and supply chain management.
- Team player, good in communication, negotiation and interpersonal skills.
- Supervisory and management experience.
- Have excellent skills in Microsoft Office applications, especially in Word, Excel and Powerpoint and purchasing software.
- Strong critical thinking and negotiation skills.
- Must be quick professionals with great time-management and multitasking abilities
- Analytical and able to think through solutions to solve challenges.
- Have excellent command of English, Bahasa and Mandarin.
- Meticulous and persistent in achieving desired objectives.
- Knowledge of accounts, legal and construction industry is an added advantage.
- Able to work independently with minimal supervision.
- The ability to be proactive and use your initiative: to see what needs doing and to do it
